How to use it well
- Enter the total you would put in, not just the asking price — fees, levies and holding costs included.
- Run it three times: a cautious growth rate, a moderate one, and an optimistic one.
- If the decision only works at the optimistic rate, you have learned something important.
- Compare two properties on the same assumptions, not on each seller’s own figures.
What it deliberately does not do
It does not model tax, financing, inflation or transaction costs at sale, because pretending to that precision would make the output feel more certain than it is. Treat the result as a comparison between scenarios, never as a projection.
